You must have finished the Lost City quest and you need a Dramen Staff to get in here, you'll probably have one already. If you lost it you'll have to get another one on Entrana (you don't need to kill the spirit again). Alternatively, you can enter Zanaris through the Cosmic Rift in the Abyss.
It was a nice day, you just finished the quest Lost City and you were showing off your Dramen Staff. You entered a building and Whoosh! The world started to shimmer and you found yourself in a fairyland.

Portals:
You can use the fairy ring to get back to your own realm, or use a raw chicken at the Evil Chicken statue to enter the Evil Chicken's Lair (see step 20) An egg spawns in front of the Evil Chicken's statue.

Market Doors:
You will have to pay a diamond to go through the doors (whoa!) Fortunately, you don't need to pay a diamond to return.
Near the doors are some yew trees, not good for cutting anyways since the bank is far away and you'll have to pay two diamonds each load... (Grr... Noob-tax...)

The weapon-shop:
At the market is a weapon-shop, the quest Lost City must be completed to equip them.

The jewelery:
At the market is a jewelery. Anyways, they sell just one ruby ring...

Throne room:
At the Throne room you can find Chaeldar, a slayer master (difficulty: hard). If you didn't start the quest A Fairy Tale Part I: Growing Pains you can find the Fairy Queen here. If you started the quest you will find the Fairy Godfather and his... Workers? Here

Cow-field!:
Yay! Cows! And know what? They can talk! Right click them and start a conversation... (it will be a short one). If you wish to kill them, then do so...

Sand pit:
Use your bucket on the pit to get a bucket of sand. Very useful for making molten glass. Anyways, where is the seaweed? (Tip: not in Zanaris... *sigh*)

Grain field:
Free grain! You can make flour from it at the windmill (see step 11)

Sheep-fields:
This time no cows, but sheep. They will tell you some poems they made!

Fairy-fountains:
You can fill your buckets, vials, bowls etc. here!

Windmill:
You can turn grain into flour here... You can also churn some dairy products
How to turn grain into flour:

Get some pots from the bank
-
Get some grain at the "Grain-field"

Go to the windmill and climb up (ladder)

Put your grain in the hopper

Take a look at the cow wheel... Woot! A cow! (optional)
- Go down and empty the flour bin, when you take flour from the bin, a pot will be filled (so you can hold 28 pots of flour max)
That's it!
How to churn dairy product:

Bring some buckets of milk
-
Click on the dairy churn and choose the product you want to make

Enjoy the churning noise (optional)
- Wait a few seconds
That's it!
West of the windmill is a bucket spawn

Get some pots from the bank

Bank:
The best place in town, yeah! and very useful! Anyways, it's just like a standard bank

General Store:
Just a standard general store. With some cheap items! Tinderboxes 1gp, yeah!

Range:
You can cook things on it! There's also a chocolate bar spawn which you can "steal"

Otherworldly Beings:
It's nice to train at Otherworldly Beings. These monsters are level 64. They can drop Dragon Medium Helmets, Dragon Spears and Dragon Left Half Shields (all of them are extremely rare to get, so don't freak out and go to them because it might take some days before you get one)

Furnace:
Just a standard furnace to smelt ores, or to make silver and gold items
South-east of here is one yew tree. Not good for cutting, it's just one...
Watch out for the mushrooms! They are Zygomites! (level 74)
You need a slayer-level of 57 and fungicide spray in order to kill them

The Fairy Queen place:
If you started the A Fairy Tale Part I: Growing Pains quest, the fairy queen will "rest" here from the fight with the tanglefoot.

Cosmic Temple:
You can craft cosmic runes here.
Watch out for the mushrooms, they might attack you (Zygomites - level 86)
To get here you can take some shortcuts, you need an agility-level of 46 to go through them. For the more advanced shortcuts you need a level of 66.
These shortcuts can do some damage!

Tanglefoot cave:
There are Tanglefoots in there! You will have to get in here during the A Fairy Tale Part I: Growing Pains quest to kill the Tanglefoot. You need a pair of magic secateurs in order to kill a Tanglefoot.

Evil Chicken Lair:
You will have to get in here during the Recipe For Disaster quest - Sir Amik Varze part, there are some black dragons and the evil chicken. If you go down the hole (you need a rope) you will find yourself in a room with a baby black dragon.

Mining spot:
There is a mining spot just east of the entrance to the Evil Chickens Lair. It has gold, silver, coal, mithril and iron rocks.

Baby Black Dragon:
You can find a baby black dragon here. Believe me... They are powerfull for babies. So training on them wouldn't be the smartest thing...

Evil Chicken's nest:
The Evil Chicken is usally around his nest. You will have to kill it for the Recipe For Disaster quest - Sir Amik Varze part quest
There are some weird random events at Zanaris. They don't harm you or give you any presents anyways... They are just for fun, or to annoy you.

Dance Random Events:
Your character wants to dance! You don't have to click somewhere, it auto-dances. Woot!

Zanaris Choirs Random Event:
They are going to sing for you... Well actually, they don't. They are just following you and annoying you with their questions and arguments. Or do they sing those weird sentences?

Frog Random Events:
No! It doesn't give you a token. It just says something weird and runs away when you notice him (auto-notice)

Rain random Event:
A cloud appears and rain will fall down!

Morph Random Event:
You will morph into a chicken or a pig for a while.
