Introduction
NOTE: For starting the skill, at least 100k is advised. If you want to do some serious leveling, you'll need more than 1m! This is a very expensive skill!
Construction is the skill used in making your own house.
To start the skill you must go to an Estate agent and buy a plot of land for 1000 gp.
Estate agents can be found east of Varrock Castle, west of the Museum in Varrock, northwest of the east bank in Falador, northeast of Seers' Village and southwest of the marketplace in Ardougne.
The Estate agent will tell you to go through the house portal in Rimmington for your first house!

On Jul 09, 2007, Jagex released the new rooms additions. The catch is, you don't get all 30 rooms immediately, you must work for them. In the table below, it will show what level is needed for an extra room.

Getting to your house
Go to your house
This just takes you to your house, which is currently bare.
Go to your house (Building mode)
This is the option you want to choose.
You will come to your house which is slightly different from what it was in non building mode.
Note: You need to enter your PIN to get to your house.
Go to a friends house
If you click this you can enter a friends name and visit their house.
You can stop friends or anyone else coming into your house by locking the portal.

Persons
The Estate Agents
The Estate Agent is the first person you talk to when getting a house.
He will sell you a plot of land for 1,000 gp (1k). Now you can start building your very own house, you can acces it in Rimmington.
When you advance in levels you are able to move your house to a different location (explained further down in the "Moving your house" section).
The location of the Estate agents can be found in the Introduction along with some images.
Redecorating
If you speak to an Estate Agent they will agree to redecorate your house if you have a high enough level. It will also cost you some money.

Moving your house
The Estate Agents will also move your house if you wish, this will also require a certain level and some money (both the level and the amount of money needed is stated in the table below this paragraph.
Here are some positive looks on moving your house to another place:
- There will most probable be less people at the entering portal.
- There is a chance of it beeing closer to a bank than other locations.
- It might be closer to resources such as rare trees or other items needed.

The Sawmill Operator
The Sawmill Operator is an essential person to visit if you want to construct things.
He will sell you a saw, cloth and some nails - all needed in some part of construction.
He will also convert logs into planks for a small cost. This is handy as planks are hard to get and are needed in construction. You can get logs by chopping trees down or from the lumber yard which is right by the sawmill operator.
- Go to the woodland area in Varrock, just above the start point for the quest A Souls Bane.
- Cut down some Oak trees, or some normal trees.
- Once you have 27 logs (1 away from a full inventory), head off to the Sawmill operator, he is just above where you should be now, South of the lumber yard and North-East of Varrock.
- Talk to him and ask to buy some planks, you will automatically give him your logs and he will give you your planks back for a fee, if you are using normal logs this will cost you 2,700 gp, if you are using Oak logs, this will cost you 6,750 gp.

The Gardener
She's located in Falador Park. She sells you all the trees, plants, and flowers you need to make the perfect looking garden.

He's located in Keldagrim, the Dwarven city, just southwest of the western part of the Marketplace. He has some nice stones in stock, even magical ones!

Sir Renitee
He can find your family crest or paint portraits, landscapes or maps for you. He is located upstairs (the floor above the groundfloor) in Falador castle.

Heraldic Items
To get painted shields or helms you must paint either steel or rune kite shields and full helmets. They will look exactly the same when their painted but when you have painted a rune kiteshield the painted shield will have better stats than when you paint a steel kiteshield.
Before you can even start painting steel and rune kiteshields/helmets, you must have a Family crest.
You can get a Family crest by speaking to Sir Renitee in the Falador Castle (on the floor above the ground floor). But before he will give you your Family crest you must be able to make wall decoration in your dining room (level 16 construction).
The benches required to paint shields, full helmets, and banners, are shown in the table below.

Like stated before, painting rune kiteshields or full helmets will give the same look as painting steel kiteshields and full helmets.
The only difference is that the painted rune shields and helmets will have better stats.

The Taxidermist
The Taxidermist is a person located in Canifis which can stuff items for you.
In order to get stuffed items you must first kill that specific monster to receive a piece of it (either a hand or head).
Take the crawling hand for a example, kill the crawling hands in the Slayer Tower just north of Canifis until it drops its hand.
Take the hand the monster dropped to the Taxidermist (she is in the house northwest of the pub/bar in Canifis).
She will stuff the monster pieces for a amount of money shown in the table below.
You mount the stuffed items at certain skill levels to create trophies. These can be displayed in your Skill Hall.
The level needed to mount a certain item is shown in the Skill Hall objects table.

Getting the Kalphite queen body piece is very hard, it therefore costs a whole lot more to get it stuffed than the body piece dropped by the Crawling hands.
If you want to get a stuffed fish you will have to fish for that certain fish until your receive a bigger version of it.
Lets say you want a Mounted bass, go and fish bass until you receive a big bass, take this big bass to Taxidermist in Canifis, she will stuff it for 1000 gp as shown in the table above.

Servants
Having your own house also allows you to get a servant. Having a servant has some great advantages, listed below, but you also have to pay for them.
North of the Market Place in East Ardougne is the Ardougne Domestic Service Agency (ADSA).
Talk to the Master servant located there and he will tell you about the 5 servants available, talk to one of these servants to hire him/her:

Some quick notes about servants:
- You need 2 bedrooms to get a servant (containing 1 bed each), one for you and 1 for him/her.
- You need a dining room and a kitchen with the needed tools to let your servant serve food for you and your friends.
- You have to pay him/her when he/she ask for wages.
- You can fire him/her anytime!
- The servant will ask for a fee every 8 trips, the amount you need to pay is the same amount of coins you bought the servant for.
Example: if you bought a demon butler (10k) the fee he will ask for every 8 trips would be 10k.

Your garden is a decently useful room, although it only really has one use, and that is holding your portal so you can leave your house. You start with this room in the beginning.
Inside it you have the following items:
- Centrepiece (Portal, Dungeon Entance or something that looks nice), a tree (no current use, cannot be chopped down).
- Small Plant 1 and 2 (no current use) and Big Plant 1 and 2 (no current use).
This is one of the best places to have a dungeon entrance.

Parlour
Description

Our little front room of the house. Also what we first make when we started building our house. But what is it useful for?
The Parlour itself is not one of the very useful rooms.
You get your first Parlour with the house. It can contains three chairs, a fireplace, curtains and a bookcase. The only useful object is the bookcase, where you can read books you've used during quests.
It can also be used as a small meeting place between you and your friends. Another activity you could do it there is reading. The bookcase is full of all books you've collected, so it can be a good place to read.

Kitchen
Description
Level to build: 5 Construction
Costs: 5,000 gp
The kitchen, unlike the parlour, is a very useful room.
It is a great place to get up your cooking level, and even get free ingredients to do that with.
In a kitchen, you can have a source of fire (to cook food) going up to a range, your own water supply and shelves and a larder in which you can get materials.
You can also get a barrel of beer (Cider, Asgarnian Ale, Greeman's Ale and more as you get higher), and have a Cat blanket (or basket) for your cat to sleep in. You also have a table, which has no real current use. You can also serve tea and beer from here, or a servant could do it (if you have one). Any Tea/Cider and/or any other drink cannot leave your house, it must be drunk inside.
Tea
You can make a special kind of tea in your Kitchen that gives you a short-time bonus in Construction.
The tea from: Wooden Shelves 1, Wooden Shelves 2, and Oak Shelves 1 will temporary raise your Construction level by 1. The tea from: Wooden Shelves 3, Oak Shelves 2, and Teak Shelves 1 will temporary raise your Construction level by 2. The tea from Teak Shelves 2 will temporary raise your Construction level by 3.
The recipe for the tea is as follows:
- Get some Tea Leaves from the larder and a Teapot, Kettle, and Cup from the shelves.
- Fill the Kettle with water and put it on your stove.
- Use the tea with the teapot.
- When the Kettle boils, remove it from the stove and use it on the Teapot with Leaves.
- Then pour the Tea into the cup and drink it for that extra bonus!

Workshop
Description
Level to build: 15 Construction

The workshop is yet another useful room that you can build in your house.
At level 15 construction, you can buy one and start building in it. This is where you make money with the Construction skill.
Inside a fully constructed workshop, you can have a Workbench, a Heraldry, Repairing items, Tool stores and Crafting Tables.
In this room, you can build flatpack items with the workbench, use the Heraldry to colour Helmets and Shields, and to make banners. With the Repair items, you can repair broken arrows, broken staffs, damaged armour and Barrows armour, as well as sharpen rusty swords.
Clockwork toys
To make any of the clockwork toys you are always in need of Clockwork.
The materials needed to make clockwork and all the other toys are shown in the table below.
For each toy you also need a certain crafting table to make the toy on. The crafting table needed is also shown in the table below.

Skill Hall
Description

This hall is a nice area to separate your house a bit and also allows you to show off your skills and achievements.
Inside this place you can have a rug (no use apart from looking nice), a staircase (to take you upstairs to the second floor), a Castle Wars armour stand (so you can show off your castle wars armour), a normal armour stand (so you can show off your high smithing), a head trophy (to show off what monster's you've killed), a fishing trophy (to show off what fish you've caught), and a Rune case (to show off what runes you've made).
This room only really has one use, to show your friends what you've accomplished.

Games Room

This is a room where you and your friends can compete and have fun. There are alot of fun games available in this area after you have built them. You and your friends can have fun and relax in here. It is a room to enjoy and one of the more fun rooms in the house. You can have more than one game in this room, the games availabe:
- Attack Stones:
Built in the center of the room, you and your opponent take turns hitting the stone until one of you finally manages to destroy it. Beware, stones can chip off and damage you. The stones become progressively harder to damage as the material strength increases (clay, limestone, and marble). - Hoop and Stick:
You have 10 shots to try and score higher than your opponent. - Darts:
An upgrade of hoop and stick. Throw 10 darts to try and score higher than your opponent. - Archery Target:
An upgrade of darts. Shoot 10 arrows or bolts to try and score higher than your opponent. - Jester:
Similar to the mime random event, the first to copy 10 emotes correctly is the winner. - Treasure Hunt:
A fairy gives every player a magic stone then hides somewhere within the house. The players move throughout the house, feeling the stone as they go along. The hotter the stone feels, the closer you are to the fairy. If it gets colder, you are moving in the wrong direction. The first person to find the fairy wins. - Hangman:
Like your typical game of hangman, players take turns guessing letters to common RuneScape words. For every letter you get wrong, the game builds a puppet hangman. The winner of the game is the one who guesses the last letter of the word or who guesses the entire word. - Elemental Balance:
This game requires as much logic as it does magical ability. The object of the game is to change the sphere to white by counteracting various colors. Fire and water counteract each other as do earth and air. If the sphere is blue, one would cast a Fire spell on it. Strike spells add less color than a Blast or a Wave spell would. This room is a very decoritiave room and it has its uses, not only is going and obtaining the items to put into your room a fun experience but it also has hidden benefits. At one point you can mount a Amulet of glory on your wall (upon a certain crafting level and completion of the Heroes Quest) wich can be rubbed at any time to teleport you (note this has infinite teleports to the 4 spots provided by a normal amulet of glory). This room is also a way to show off to your friends and foes at how good you really are at quests.

In order to store your costume or armor set you need a full set. You cannot store parts of it. You also need to have all parts in your inventory in order to place the set in their respectively storage.

The Portal Chamber allows you to teleport from your house to various locations on the RuneScape map (as long as you have charged up the portals with the runes to do the teleports).
Inside the rooms are the following items: Portals (for the teleporting to a certain location) and the Centerpiece (can be used to direct portals to teleport locations and to view locations with the 'Scry' option (only with the 'Scrying pool'). With this option you are able to see what is going on at that location.

Throne Room
Description

Where better to rule your House (or your mansion) than a throne room. Build yourself one of these and really become king (or queen) of your castle! With an interesting and fun twist, throw your enemies out of the house with the lever and trapdoor buildable in this area, or send them into the dungeon and let them fight their way out, if they can survive (dont worry no items lost) upgradable with new thrones one for you and a second for your queen (all of you who have that special someone) where you can rule your domain together. In this room, you can have a throne and floor items (including decorations for the floor, a steel cage and more)

The Oubliette is an extremely useful room, if you like being nasty, that is. The Oubliette is the room, that, if below the Throne Room, your friends (or enemies) can be let falling down by pulling the lever in the Throne room. Inside a completed one is the following items:
- Floor items (spikes, tentacle pool, flame pit or a Rocnar).
- A Prison (to keep them trapped).
- A guard (to attack the players during challenge or PvP mode).
- A ladder (to get into throne room, if there is one above).
- Decorations (no current use).
- Lighting (no current use).

Dungeon Rooms
Description

The Dungeon itself is compossed of three different rooms, each having their own uses. These are all used to search for the Treasure Room, a room in which you can gain your prize.
The three rooms are: the Dungeon Corridor, Dungeon Junction, and Dungeon Stairs.
In the Dungeon Corridor and Junction are the following items:
- A trap (to slow down, hurt, or stop someone).
- A guard (to attack them).
- Decorations (no current use).
- Torches (no current use).
- A door (slows down players because they have to pick the lock or force it open).
In the Dungeon Stairs Room are the following items:
- Rug (No use apart from making it look nice).
- Stairs (to lead you out of the dungeon).
- Monster (to attack your friends and foes).
- Decoration (no current use).
- Lighting (no current use).
- A door (slows down players because they have to pick the lock or force it open).

Tips
Rebuilding
One of the best ways to gain Construction XP is to make something, remove it then remake it again.
Some good things to use for this are: Stone Fireplaces, Oak Chairs, Oak Dining Room Tables, Oak Dining Room Benches, and Oak Larders. Alternatively, instead of removing the items all the time you could make some at the workshop. You cannot make everything in the workshop so sometimes you may not want to use it but if you do it gives the opportunity to sell the furniture to other players.
Another good example is to have a pickaxe and go to your house and take a number of bucket of milks out of your larder. Now empty the buckets and fill them with water. Go to the mine that is north-east of the portal in Rimmington and mine Clay. Then use the waterfilled buckets to make Soft clay. Then go to your house in building mode. then keep removing your Clay fireplace and rebuilding it with the clay that you got. repeat this process over and over again.
Note: you must have a larder which you can take a bucket of milk out of, if you don't have one or you cannot build it yet then this method above simply takes too long. Another thing required in your house is something to fill your buckets up with water, like having a sink.
Sawmill
If your house is in Rimmington and you have a cook, butler or demon butler then a great way to train is as follows:
- Bring an Axe.
- Chop down Trees or Oak trees depending what plank you want, outside the Rimmington portal.
- Go inside your house and send your servant to the sawmill. (Make sure you have money on you).
- When they come back they will give you the planks and you can start to construct things with them.
Larders
Here is a good tip for once you get to level 40 construction:
- Go to Ardougne and buy a butler.
- Use RuneHQ's Construction Calculator to see how many larders you need for whatever level you want. (Remember if you want lvl 50, you can get to lvl 48 and use Tea).
- Times the amount of larders needed by 8 and start chopping down that amount of Oak logs.
- Next go and plank all of them - making sure you have enough money first.
- Now place at least 25k in your inventory, a Saw, a Hammer, Teleport House (lvl 40 magic required) and 16 Oak planks.
- Go to your kitchen and remove then build your larder. Use your butler to take 20 oak planks from the bank. (He will hold onto them if you have no inventory space).
- Continue this pattern, paying the butler when he asks and once all your logs are gone you will have reached the goal you wanted.
Easy Saws and Hammers
Once you have a Workshop and have constructed the Tool Store 1, you can get a saw and hammer by searching your tool store. Therefore, you have two more free spaces to hold your items. Please note that you can't drop items in Building Mode, so you still need to have two inventory spaces open. This is useful when you teleport to your house using runes.
Guild Trophies and Armour Stands
To get some extra xp, make things like Armour stands (Skill hall, 28 construction) or Guild trophies (Quest hall, 47 construction) these give more xp then the regular xp, but when you remove the object, you'll get back the special item(s).
For example, the Legends Cape trophy requires 3 teak planks (270xp) and a legends cape (30xp), which makes a total of 300xp. When you remove it you will get your legends cape back, repeat the process and you'll get an additional 10xp per teak plank, it isn't much, but it's definately worth it!

Temporary Level Boosts
If there's something you want to build that is just out of reach, there are three ways to temporarily raise your construction level.
- Crystal Saw
- Evil Stew
- Tea
The Crystal Saw adds +3 to your construction level, but it only works for furniture; you cannot use it to build higher-level rooms than you can ordinarily build. Crystal Saws can only be received after completing the quest The Eyes of Gloughphrie. After they are used 24 times, they revert to a Small crystal seed and must be recharged at the crystal bowl in Brimstail's cave, inside the Gnome Stronghold. Crystal saw bonuses stack with Evil Stew or Tea, and do not directly affect your construction level on the statistics menu.
Evil Stew, made after rescuing Evil Dave as part of the Recipe for Disaster quest, can raise or lower various skills that a player has. Evil stew with orange spices can affect your construction, up to a range of roughly -6 to +6 for stews with three orange spices mixed in. It is best to make several stews beforehand, as they are unpredictable and do not always raise construction.
